Buying a new home, whether it is your first home or one of many, is an arduous process and requires positioning yourself with the best team to ensure your success. It is vital before starting the purchasing process that you explore your "why" to buy and ensure that all members of the decision making team are a part of the process. 

Are you planning to move to a new community such as Bozeman due to a lifestyle change or a job relocation? Or is buying flexible in time and location and therefore optional? Do you know what sets your perfect future home apart? What features in your current home could you not live without? 

Whatever your answers to the questions above, the more you know about your “why”, the more likely you are to find your perfect next home, quickly. As an exercise, it is imperative all decision makers review the questions and topics below and then be prepared to discuss them in detail when meeting with with your preferred agent, hopefully me! 

Identify Your Financing 
Homes and financing are closely intertwined. (Financing is the borrowed loan amount or the difference between the down payment and purchase price, commonly referred to as “debt” or the “mortgage”.) The good news is that loan programs are available in Bozeman that require as little as 0% down! In addition to a down payment, purchasers may also need cash for closing costs (the costs associated with originating and closing the loan). Several loan programs allow the purchase of a home with no money down, and they may also finance closing costs! 

Less money down means higher monthly mortgage payments, so many home buyers choose to buy with some cash down or “downpayment”. In markets where buyers have leverage, it may be possible to negotiate an offer for a home that requires the owner to pay some or all of your closing cost expenses. Speak with me for details.

Despite the economic fluctuations across America, the Bozeman real estate market has shown remarkable resilience in the first half of 2024. Even with residential purchase interest rates at 7%, Bozeman’s asking prices have surged by 26% since the peak of our market in 2021 and 8% since 2023.
