Marketing Strategy


 

To help your home shine before releasing your property to the market, home enhancement recommendations (outlined by your agent advocate at your initial consultation) should be completed.

  • Upon initial release to the market, your agent advocate will:
  • Install lockbox with a key
  • Install yard sign
  • Submit property information to Multiple Listing Service
  • Moderate internet syndication sites such as REALTOR.com, Zillow.com, Trulia.com
  • Promote to other sales professionals at our office meeting, as well as the MLS meeting, and via digital marketing
  • Schedule a real estate professionals preview (MLS tour)
  • Hold an open House (as appropriate)
  • Distribute “Just Listed” eCards and postcards

 

Attain, Review & Accept Offer


 

  • Obtain offer
  • Discuss and clarify proposed terms and conditions, including:
  • Timeline
  • Terms
  • Contingencies
  • Negotiate
  •  present counter offer if applicable
  • Reach final agreement

 

Escrow & Closing Process


 

  • Buyer(s) deposit earnest money (per timeline in BuySell)
  • A title search is completed, a preliminary title report is delivered to all parties
  • Inspections may be completed, per Buyer contingencies
  • Buyer and Seller may negotiate an inspection resolution, if applicable
  • An appraisal may be completed, per Buyer contingency 
  • Buyer and Seller may negotiate appraisal resolution, if applicable
  • Move out at least 24 hours before closing
  • Ensure the property is in "broom clean" condition unless otherwise negotiated
  • Buyer may complete their final walkthrough up to 24 hours before closing, and approve of the final property condition.
  • Closing Occurs
  • Loan funds 
  • Buyer delivers funds
  • The title company records the title at the County courthouse
  • Title company releases proceeds from the sale (balance due to Seller after paying all existing loans and liabilities)
