Why Choose a REALTOR®?

Why choose a REALTOR®, a question that is so often asked in my industry, that it can feel like a redundant colloquialism. Why is this conversation even worth re-hashing you ask? According to the National Association of REALTOR® 2019 Consumer report, For Sale by Owner’s (FSBOs), or transactions without a REALTOR® involved, “sold more quickly on the market than agent- assisted homes. Fifty-eight percent of FSBO homes sold in less than two weeks—often because homes were sold to someone the seller knows.” On the surface, this feels like really crazy good news, right? 

Let’s dig a little deeper, the report continues to disclose “FSBOs typically sell for less than the selling price of other homes; FSBO homes sold at a median of $200,000 last year (the same as the year prior), and significantly lower than the median of agent-assisted homes at $280,000.” I don’t know about you, but I can come up with lots of things to do with $80,000… can you?

But Erin, you say, it isn’t really $80,000 – the difference in sold price doesn’t account for agent commissions! You got me there – on a $280,000 sale the total agent commission could be just about $17,000. You are still ahead in the REALTOR® assisted sale by $63,000… 
What is that you say, you have a job too? No problem, just coordinate showings, write a contract and negotiate thought the sale process while still working your day job… easy peasy, right? Obviously I tease you here.

I tour new listings so I can be a specialist in our inventory and I take advantage of the regular continuing education available in our local association. Yes, I do all of that because I am a bit of a real estate nerd, but I also do it to be your best advocate and ensure we position you for your next house at least $63,000 better than if you did this alone.

Despite the economic fluctuations across America, the Bozeman real estate market has shown remarkable resilience in the first half of 2024. Even with residential purchase interest rates at 7%, Bozeman’s asking prices have surged by 26% since the peak of our market in 2021 and 8% since 2023.
